Handy Croissant member Phil Holliday, of PH Cleaning, recently gave a very interesting presentation about carpet cleaning. You may think this is a simple, straightforward task, but Phil revealed the tips of the trade concerning how to keep your carpets looking and feeling great for many years.
Phil explained how in a big office environment, it can cost thousands of pounds to replace carpet tiles after your five-year tenancy. However, if you can demonstrate to the landlord that you have looked after the carpets and had them cleaned regularly, then the case for fair wear and tear can be negotiated.
Assume you have an office of 10 x 30 metres = 300 square metres.
To replace the carpet tiles (assuming a typical price of £13 for each square metre tile) would cost 300 x £13 = £3,900 just for the tiles. On top of this you would have costs for removing the old ones and laying the new ones.
If you had the carpet tiles cleaned once a year at a typical cost of £200 that would cost you 5 x £200 = £1,000 over your five-year tenancy.
As a result, you could save a minimum of £3,900 - £1,000 = £2,900 over the five years.
Having your carpets at home professionally cleaned once every two or three years can also save you money because it will extend the lifetime of your carpets, meaning you need to replace them less often.
In addition, your carpets and therefore your home will look much nicer when you have visitors.
Phil explained how dirt builds up over time and how that leads to wear and tear. Vacuum cleaners with rotating brushes will help somewhat, but unless you actually remove some of the ground in dirt, the carpet will deteriorate.
